Journey 1: Consultation

- Review buyer representation documents required for the buyer's signature
- Discuss the strategy of dual agency and CIS
- Explain the buyer and seller agency relationship
- Discuss budget, and overall purchasing power and suggest mortgage advisors for pre-approval
- Ensure you are ready, willing, and able buyers when the time is right
- Consult with you on "must have" features, "nice to have" amenities and "deal breakers" for your home/community
- Market knowledge - providing insights on market conditions
- Point you to professional service advisors that you will need in all areas of purchasing a home

Journey 2: Tour Homes & Communities

- Hyper-local expertise, including areas of information including schools, neighborhoods, lifestyle, and community amenities
- Update you when new listings hit the market
- Listen and learn from you at each show
- Present homes that meet your criteria
- Provide access to the greatest number of homes
- Provide details on each home and its neighborhood
- Schedule appointments for access and show homes that meet your criteria
- Disclose materials defects at the property
- Update you on any price reductions and changes to the listing
- Explain recording devices during showings

Journey 3: Submit Offer

- Identify the seller's priorities such as price, timing, contingencies, home inspections, and appraisal
- Discuss property inclusions and exclusions
- Determine the need for lead-based disclosure
- Obtain  and review seller disclosure, if available
- Discuss deposit money including amounts and timing
- Explain the property appraisal process
- Explain the home inspection process
- Consult with an agent regarding the level of interest in the home
- Discuss strategies on winning offers - including multiple offers, if applicable
- Provide statistical information on towns to help you make informed decisions about the offering price. The statistics include: active listings, under contract, units sold, average list prices and sale prices, average days on the market, and sale price-to-list price ratios
- Provide subject property listing history and past comparable sales
- Provide market trends, absorption rate, and comparable properties
- Negotiable on your behalf to obtain your favorite results

Journey 4: Offer accepted & due dilligence begins

- Attorney review begins when documents are signed and delivered
- Coordinate, schedule, and meet industry professionals for home inspections and other inspections as may be needed
- Review home inspection with you
- Ensure deadlines are met for deposit monies with the escrow agent
- Suggest professionals who can assist you through the various due diligence phases
- Assist with town information and requirements for you to make OPRA requests

Journey 5: Closing & beyond

- Confirm repairs have been made by sellers
- Schedule and perform a final walk-through with you
- Coordinate with attorney, title company, and lender to ensure you are prepared for closing
- Provide a list of utilities to be transferred and/or initiated by the new homeowner
- Provide lists of resources to help you get acclimated to your new neighborhood and community
- Give keys and accessories to you
- Close and congratulations
